Void Maintenance Officer

Carbon60 is looking to recruit a Void Maintenance Officer to work for a facilities and management client based in W8.

ROLE: Void Maintenance Officer

PAY RATE: £20.86 Umbrella

JOB TYPE: Temporary contract- 1 Month contract

LOCATION: London, (W8)

HOURS: 37.5 hours/ week

THE ROLE:
Main duties & responsibilities:

  • Carry out initial and final lock changes for void properties, including installing key safes and codes within 24-hour KPIs.
  • Record and upload accurate gas/electric meter readings and resolve meter issues such as debts or damaged units.
  • Ensure properties are safe, secure, and tenancy-ready, completing all pre-tenancy and final void checks.
  • Perform minor repairs (leaks, locks, hinges, handles, window fittings).
  • Conduct WIP inspections, monitoring contractor performance, quality, and H&S compliance.
  • Complete weekly water flushing on unoccupied voids (Legionella compliance).
  • Attend new tenancies (first 12 weeks) to resolve early maintenance issues.
  • Manage, log, track, and return all property keys as per council procedures.
  • Maintain accurate records using internal information management systems.
  • Work closely with Surveyors, contractors, and Housing teams to support efficient void turnaround.
  • Provide admin support to the Voids Team and assist with general service improvements.


ESSENTIAL SKILLS / EXPERIENCE / QUALIFICATIONS:

  • Strong experience in maintenance repairs, including hands-on property work and lock changes.
  • Background as a Maintenance Officer, Handy Person, or similar role.
  • Good understanding of smart, prepayment, and standard utility meters.
  • Experience with WIP inspections, pre-tenancy checks, and meeting HHSRS standards.
  • High attention to detail with accurate data/record-keeping skills.
  • Proficient IT ability, including Microsoft Office and digital systems.
  • Clear communication skills with a positive, problem-solving approach.
  • Ability to manage a varied workload and prioritise tasks independently.
  • Physically capable of performing repairs and lock changes.
  • Full, clean UK driving licence (daily property visits required).
